Job Description:

  • In charge of all aspects of development project management and construction owner-rep for HP new projects including new shell, adaptive re-use, and tenant improvement construction. In addition, the job provides a deep emersion into all aspects of urban infill development.
  • Primary immediate responsibility: project management of two ground-up multi-family projects in Midtown Sacramento. First is “Ice Box,” market rate apartments 70 units planning to break ground in Q3/Q4 2022. Second is “Tribute Building,” 42 units (cast-in-place concrete) for 2023 ground break. See www.hellerpacific.com. Responsibilities include but not limited to the following:
  1. Running the development meetings with design and construction teams
  2. RFP competitive bid process to assemble team
  3. Contract negotiation
  4. Managing the GC and various consultants
  5. Contract administration
  6. Risk management
  7. Securing entitlements and working with municipality
  8. Assist with permit procurement
  9. Negotiate change orders
  10. Owner rep construction oversight
  11. Adherence to schedule and budget
  12. Quality control
  13. Job close-out process
  14. Internal take-off unit cost estimating/budgeting
  15. Coordination with brokers, property managers, bank inspectors etc.
  16. Basically, point person responsible for all aspects of the development and construction process start to finish working alongside Mike Heller
  • Secondary responsibility: overseeing tenant improvements in various HP mixed use commercial projects. Special Projects with Mike Heller
  • Actively develop best practices, processes, and procedures consistent with a premier business organization
  • Help grow the company strategically to maximize positive impact on community and profitability. Provide leadership, vision and execution. Inspire and motivate fellow HP employees. Team player.

Job Qualifications:

 

  1. 4-year university degree
  2. Preferred emphasis construction management, engineering or architecture
  3. MBA or advanced degree (desired but not required)
  4. LEED AP (desired but not required)
  5. Minimum 5+ years working experience for reputable general contractor, developer or engineering firm as lead PM
  6. Must have passion for “city building” and love of design
  7. Highly proficient in Zoom, Word, Excel, Microsoft Schedule, PowerPoint etc.
  8. Advanced computer skills a benefit
  9. Superior communication and leadership skills
  10. Superior organization skills and attention to detail

Details on Opportunity:

  4. Salary: based on applicant’s experience and market conditions.
  5. Bonus: based on applicant’s experience and market conditions.
  6. Insurance: Health/Dental insurance provided. HP pays 100% of employee cost but not dependents. Insurance to commence the 1st of the month following hiring.
  7. IRA: HP offers all employees a SIMPLE IRA. HP matches up to 3% of gross salary.
  8. Vacation: 2-3 weeks paid vacation depending on # years of experience and 5 sick days per year. This increases to 3-4 weeks paid vacation upon 5 years with firm. In addition, HP offers all employees the week off paid between Xmas and New Year provided employee is on top of all workload and monitors emails/texts/calls etc.
  9. Work schedule: General in office work hours are 8-6pm M-Thurs. Friday remote work at home half day; balance of day off. Willing to consider alternative flexible work hours for unique circumstances.
  10. Cell phone: to be provided by HP and all costs paid by HP except personal calls
  11. Computer: All files/programs are proprietary to HP and cannot be taken at end of employment unless expressly granted by management.
